A new hotel / guesthouse about 18 months old.
21 rooms over 3 floors.
It has a nice lobby area with big LCD TV and free internet although free wi-fi in rooms anyway if you have laptop.
In room safe which I always like to have, remote aircon and tv.
Rooms are spacious, I think about 20 sq mtrs and very clean and the maid comes in to clean everyday and changes sheets every other day I think.
It is a bit of a trek to the soi 7's and soi 8's, but this is done with a 3 minute walk to Pattaya Klang and a 10 baht bus ride or jumping on a motorbike taxi at about 50 / 60 baht.
Price is very competitive especially in Peak season and I have stayed in worse for more money.
Staff were excellent, an example - when I dropped my phone and smashed the screen they took it to a guy they knew to get fixed as they said Tukcom would be more expensive for me. It was there waiting for me next day and had been paid for by one of the staff at 300 baht. I naturally reimbursed him with a tip.
